Developers

The Residences at Highland Avenue project is a joint development between Robert Karam and BayCoast Bank. Mr. Karam has extensive private sector development experience in residential, office and commercial development. Mr. Karam has been involved in the development and management of 55+ LITC properties for more than 25 years. His Massachusetts developments include Oakwood Estates, (120 residences) in Swansea; North Farm Estates (90 residences) in Somerset; Northside Village 46 residences) in Dennis, and Westport Village (48 residences) in Westport.

BayCoast Bank was founded in November 15, 1851 and has been serving the financial needs of Fall River, the SouthCoast and the region for over 169 years. BayCoast is a strong FDIC insured community oriented bank with assets over $1.8 billion dollars.

Owners & Owner Project Manager

PACE Project Management is a client-oriented, full-service project management company offering oversight in design, pre-construction and construction services with documentation at all levels that is fully detailed and easily understood and assisting in decision making processes. Their goal is to effectively keep your projects on a meaningful timeline and an understandable budget.

Architect

The architect for this project is Ed Wojcik Architect, Ltd., a full-service architecture and interior design firm dedicated to client satisfaction. As Principal of the firm, Ed Wojcik has direct involvement in all phases of work. A strong background in building and construction practices informs details and decisions. Ed Wojcik Architect, Ltd  has extensive experience in residential historical rehab and conversion, educational and commercial development projects.

Engineering

Prime Engineering is an engineering firm that is experienced in all aspects of industrial, institutional, commercial, and residential land development projects. Prime Engineering has been successful by employing innovative methods to maximize land use while working with private sec-tor clients, towns and municipalities to ensure that the projects fit well within the community.

As a “start-to-finish” company, Prime Engineering works from the initial feasibility and planning stages of a project, through the design and permitting stages, and ultimately until the completion of the construction.

Residential Management

The property will be managed by Julia LTD/Karam Financial Group Management Company. KFG has been in property management since 2001, managing Oakwood Estates, (120 residences) in Swansea, MA;  North Farm Estates (90 residences) in Somerset, MA;  Northside Village (46 residences) in Dennis, MA, and Westport Villages (48 residences) in Westport MA.  In her capacity as Senior Property Manager since 2011, Melissa Panchley oversees the marketing, tenant selection and management of the aforementioned properties and two condo associations.

Bristol County EDC

Bristol County EDC is a private, non-profit economic development consulting agency with more than 40 years of experience in working with private sector and public sector clients to navigate local, state and federal permitting requirements, zoning issues and secure infrastruc-ture grants, BC EDC also helps to facilitate private sector investment through the utilization of New Market Tax Credits, HDIP tax credits, LITEC, Community Preservation (CPA) grants, MA DHCD CSHI financing, MA Affordable Trust, MassHousing WorkForce Housing financing, resi-dential Tax Increment Exemption incentives and Tax Increment Financing for industrial, retail, and commercial projects.

BCEDC has secured millions of dollars in tax incentives, tax credits and grants for their residen-tial, commercial, retail and industrial clients.
